Water Pooling Under the Water Heater: What to Do in the First Hour
A leaking water heater can be a loose fitting or a tank at the end of its life. The first hour is about limiting damage and finding out which one you have.
Call (720) 794-0054Step one: stop the water and the fuel
- Close the cold valveIt sits on the pipe above the tank. Turn it to the right.
- Turn off power or gasFor electric units, switch off the breaker. For gas, turn the gas control to off or pilot.
- Keep away from wet wiringIf water has reached outlets or the panel, do not touch them.
- Contain the waterUse towels, a wet vac or buckets.
- Photograph the unitInclude the data plate, the leak and the surrounding area.
Find where the water comes from
Leak locations and what they mean
| Where | Likely cause | Repair or replace |
|---|---|---|
| Where pipes meet the top | Slack or corroded fitting | Usually repairable |
| Relief valve or discharge pipe | Pressure or temperature issue | Check expansion, valve, thermostat |
| Drain valve near the bottom | Worn valve or washer | Often a repair |
| Side or seam of the tank | Tank has failed | Replace |
| Underneath, no pipe in sight | Tank has failed or condensation | Replace if confirmed |
| Pan fills slowly | A slow leak or condensate | Inspect |
Dry everything and watch. A drip from a fitting is clear. A slow weep from the tank body is not. Ask a plumber to confirm before you assume.
Why tanks fail from the bottom
Inside a steel tank, a glass lining and a sacrificial anode rod protect the metal. Over the years the anode wears down, the lining cracks and rust begins. Sediment collects at the bottom and traps heat, which stresses the metal. Eventually a pinhole opens and water seeps out.
Once the tank wall leaks, it cannot be repaired. The fix is a new tank. The replacement guide covers sizing, fuel and venting choices, and ask about the city's permit rules for urgent swaps.
Tank leaking right now?
Close the cold valve, cut power or gas and call.
When it may only be a fitting
A leak at a supply connection or a flex line can mimic a tank failure because water runs down the side. Wipe the tank and fittings dry and watch where the first drop appears. If it starts at a connector, tightening or replacing it may solve the problem.
A relief valve that discharges can also look like a leak. The valve is a safety device. If it drips, pressure or temperature is too high. Do not cap it. The water heater repair page lists the causes.
Protect the room
- Lift stored boxes and electronics off the floor.
- Keep pets and children out of the area.
- Open a window or door if the room is humid.
- Run a fan to dry the floor.
- Check the ceiling below if the heater sits on an upper floor.
Water can travel along floors and into walls. A moisture check a day or two later catches hidden damp. If water has soaked drywall or flooring, a restoration team handles drying.
Gas units need extra care
Rotten-egg odor near the tank? Walk everyone out and phone the gas company from the driveway. Do not relight a pilot until the leak is repaired and the floor is dry. Gas piping is covered on the gas line page. A plumber checks the connection and the venting at the swap.
What to have ready for the call
- Read the data plateNote brand, model, serial number and capacity.
- Note the fuel typeGas or electric.
- Describe the locationGarage, closet, attic or basement.
- Say where the leak isTop, side, bottom or valve.
- Mention timingIs a closing date or a guest weekend near?
Good information helps the dispatcher bring the right parts and plan for a same-visit swap when possible.
Rentals and shared buildings
If you rent, tell the landlord or manager in writing right away and attach photos. Shut off the cold supply and power or gas yourself if you can do it safely. Ask who will authorize the plumber and how access will work.
In a multi-unit building, a leaking heater above or beside another unit can cause damage next door. Reporting quickly limits the problem.
Choosing the replacement
Match the fuel to what you have unless you want to switch. A like-for-like swap is simpler. Size the tank for peak use, not average. Count bathrooms and people, and note whether a soaking tub or a large shower is in the mix.
Ask about efficiency. A high-efficiency unit uses less fuel but may need special venting and a condensate setup, as Brighton's permit page notes. A plumber can compare options so you can choose with real numbers. If you are in a hurry, a standard tank is often the fastest swap because parts are common.
Checks that are safe to do while you wait
Once the water and the fuel are off, a few checks are safe. Look at the drain valve near the bottom and see whether it is dripping. Check the pipe connections on top for damp spots. Check the relief valve discharge pipe and see whether water is running out of it.
Dry the tank and the floor with a towel, then place a dry paper towel under each suspect. In an hour, the towel shows you where the first drop forms. Photograph it and write down the time.
Do not remove the access panel on an electric unit unless the breaker is off. Do not relight a gas pilot until the floor is dry and the leak is traced. Skip any repair that needs a flame or a torch. If the water is coming from the tank body, the answer is a new tank, and the water heater repair page explains how a plumber confirms that before you commit.
Prevent the next failure
A new tank lasts longer with yearly flushing, an occasional anode check and a thermostat set to a reasonable temperature. A softener protects against scale. An expansion tank helps in closed systems. Ask your plumber what applies to your home.
Install a drain pan with a drain line, and a leak sensor, if the heater sits above living space. A small sensor costs little and gives an early warning.

Quick answers
Not if the tank wall has failed. Fittings and valves can be repaired.
It can damage floors and create an electrical hazard. Shut off the supply and power or gas.
Water appears from the seam or the bottom with no pipe or valve above it.
Pressure or temperature may be too high. Do not cap it.
As soon as the tank is confirmed to be leaking.
